    Removals

    Priced on volume, distance, access and the date. A midweek move in the middle of the month is materially cheaper than the last Friday. Packing services roughly double the labour cost but buy back two days.

    A fixed quote should cover searches, Land Registry fees, bank transfer fees and the leasehold pack if there is one. “From £599” adverts rarely survive contact with a real transaction.

    The one line on this list that can save you five figures. A Level 3 on an older or extended property is usually worth the extra few hundred pounds over a Level 2.

    Money questions

    When should I book removals?

    Get three written quotes around eight weeks out and confirm the booking about four weeks out. Fridays and the last few working days of the month go first. Check the quote states waiting time, packing, insurance level and cancellation terms — those four lines are where disputes happen.

    How much does it cost to move house?

    Excluding stamp duty, most UK moves land somewhere between roughly £1,500 and £4,000 once removals, legal fees, an EPC, a survey and sundries are counted. Stamp duty, where it applies, is usually the largest single number by a wide margin. Use the cost estimator for a breakdown based on your own move.
