What to have ready before the assessor arrives

An assessor can only credit what they can see or prove. Paperwork is the difference between a D and a C.

Insulation evidence

Cavity wall, loft or floor insulation certificates and guarantees. If it can’t be seen and can’t be proved, the assessment has to assume the worst case.

Heating and glazing paperwork

Boiler commissioning records, FENSA or CERTASS certificates for windows, and details of controls like room thermostats and TRVs.

Renewables documentation

Solar PV, solar thermal, heat pumps or a battery — MCS certificates and inverter details. These move a rating significantly when they’re recorded properly.

Access to everything

Every room, the loft hatch, the boiler and its controls, and the meter cupboard. A locked room or an inaccessible loft costs you points you can’t get back without a revisit.

Low-energy lighting

The cheapest legitimate improvement there is. Swapping remaining halogens for LEDs before the visit costs very little and is credited immediately.

Don’t guess — ask

If you’re not sure whether something counts, say so on the day. It’s much easier to record correctly first time than to challenge a lodged certificate.

EPC questions

Do I need an EPC to sell my house?

Yes. In England and Wales you need a valid Energy Performance Certificate before a home is marketed, and your estate agent will ask for it before marketing starts. An EPC lasts 10 years, so check the national register first — you may already have one. If you need a new one, our sister company homesurvey.eu does them for a fixed £75, including lodging on the register.

Should I get a survey as well as an EPC?

They do completely different jobs. An EPC rates energy efficiency and is a legal requirement for marketing a home. A survey inspects condition and is what tells you whether the roof is about to cost you £12,000. Most buyers should have both. Find a regulated firm through the RICS register.
